The buildings are four Type V wood frame buildings over a 2-story concrete podium.

A mix of studio, 1-bedroom, and 2-bedroom units, there are 132 units in total in these 5-story buildings.

The structural challenge was the site. Immediately adjacent to the Bay, the site was subject to liquefaction, bay mud consolidation and hydrostatic uplift on the mat slab. After investigating and pricing different options, IDA designed the mat slab and basement walls as a shell. This reduced the thickness of the mat slab from 30 to 24 inches, saving more than $250,000, compared to the first phase of this project designed by others.
